<br />1-30-19982:56PM <br /> <br />FROM ALTA BUSINESS SVCS 650 349 5862 . <br /> <br />P. 13 <br /> <br />20. SIGMS. No sign, placard, picture, name, advertisement <br />or notice, visible from the exterior of the Premises shall be <br />inscribed, painted, affixed or otherwise displayed by Sublessee <br />on any part of the Premises or of the Building without the prior <br />wri t ten consent of the Sublessor, and Sublessor shall have the <br />right to remove any such sign, placard, picture, name, <br />advertisement or notice at Sublessee's expense and without notice <br />to Sublessee. If Sublessor shall have given such consent at any <br />time, such consent shall be deemed to relate only to the <br />particular sign, placard, picture, name, advertisement or notice <br />so consented to by Sublessor and shall not be construed as <br />dispensing with the necessity of obtaining the specific written <br />consent of Sublessor with respect to each and every other sign, <br />placard. picture, name, advertisement or notice and may be <br />revoked at any time. Sublessor may adopt and furnish to <br />Sublessee uniform rules and regulations. All signs or lettering <br />on doors or elsewhere shall be printed, painted, affixed or <br />inscribed at the expense of Sublessee by a person in the form <br />approved by Sublessor. <br /> <br />21. gVENTS OF DEFAULT. It is expressly agreed that any of <br />the following shall constitute a default by Sublessee hereunder: <br /> <br />A. That Sublessee shall fail, neglect. or refuse to <br />pay all or any part of the rent at the time and in the amount as <br />herein provided, or pay any other moneys to Sublessor or others <br />agreed by it to be paid promptly when. and as the same shall <br />become due and payable under the terms hereof; <br /> <br />B - That any voluntary or involuntary petition or <br />similar pleading under any section of any Bankruptcy Act shall be <br />filed by or against Sublessee on any proceeding for <br />reorganization or arrangement, or any other voluntary or <br />involuntary proceeding, in any co.urt or tribunal, federal or <br />state 1 shall be instituted to declare Sublessee insolvent or <br />unable to pay Sublessee's debts, and the same shall not be <br />dismissed or discharged within thirty (30) days after filing. <br /> <br />C. That Sublessee shall fail, neglect or refuse to <br />keep and perform any of the other covenants, conditions, <br />stipulations or agreements herein contained and covenanted and <br />agreed to be kept and performed by it or in any manner breach any <br />provision of this sublease. <br /> <br />D.
