. . , described, in accordance _-.th, and as provided for in the plans .... ~pared for Owner by Lea & Sung Engineering, Civil Engineers, entitled, "Improvement Plans - Partnership CourtyardS Subdivision" I as well as City's revised specifications entitled, "Engineering Standards for the City of Redwood City", adopted January 5, 1998, which plans and specifications are on file in the office of the City Engineer. Said Improvements shall also be constructed in sj'rict compliance with the provisions of Chapter 30 of the Code of the City of Redwood City, the subdivision regulations of said City. To the extent that a conflict exists between the plans and specifications and said Chapter 30 in regard to the standard for a particular improvement, the stricter standard shall govern. Owner shall complete all of the Improvements, subject to time extensions allowable under Paragraph 11, on or before June 26, 2002. The Improvements shall include, but are not necessarily limited to, all of the following: (a) grading, paving (b) curbs, gutters, sidewalks (c) sanitary sewer system, complete (d) water system, complete (e) storm drainage system, complete (f) site lighting system, complete (g) street trees (h) landscaping and irrigation system, complete including common areas (i) joint utility trenching, complete (j) street signing and striping, complete (k) all improvements described as conditions of Planned Development Permit No. 10317-9, heretofore issued for said subdivision, and all other work, improvements, or construction required by or mentioned in the abovementioned plans and specifications, conditions of permits and all construction, appurtenances and improvements necessary as reasonable detennined by the City Engineer to complete the aforementioned improvements, both within and outside of the abovementioned subdivision.
