<br />billing therefor by City to Authority, which billing shall include an itemized <br /> <br />statement, briefly describing the services rendered and costs incurred, <br /> <br />respectively, for the items billed. <br /> <br />3. RECORDS. City shall keep and maintain accurate records of services <br /> <br />rendered and costs incurred hereunder which shall be made available to <br /> <br />Authority at Authority's offices during regular business hours upon request of <br /> <br />Authority. <br /> <br />4. STANDARD OF PERFORMANCE. City shall perform its services <br /> <br />hereunder efficiently and in conformance with prevailing standards for the <br /> <br />performance of the same or similar such services within Northern California. <br /> <br />5. TERM. The Initial Term of this agreeme7 s~~mence <br /> <br />hI, 1998, and expire ~, 2001, unless sooner <br /> <br />terminated by either party as provided in paragraph 7. Notwithstanding the <br /> <br />foregoing, Authority shall have the right and option to extend this agreement for <br /> <br />an additional one (1) year term (the "Renewal Term"), which may be exercised <br /> <br />by giving written notice thereof to City upon, or within thirty (30) days prior to, the <br /> <br />expiration of the Initial Term. If Authority exercises said option, all terms and <br /> <br />conditions hereof (except for the term) shall remain in full force and effect. <br /> <br />6. DEFENSEIINDEMNIFICATION.
