<br />6":/.c-L7 <br /> <br />Fiscal Task 3: Prepare Draft Fiscal Analysis and Report <br />Based on our review of the budget (Fiscal Task 1) and our meetings with City staff <br />(Fiscal Task 2), we will analyze the fiscal impacts of the proposed project. This analysis <br />will be presented to the City in a draft report that describes the project, details our <br />assumptions about revenues and costs, and compares expected revenues and costs <br />upon completion of the proposed project to current revenues and costs (as provided by <br />the city of Redwood City). <br /> <br />We will provide electronic copies of the report to the City and the EIR consultant for <br />review. We ask that all comments be returned to us on a single printed copy of the <br />report, and that they be non-contradictory. <br /> <br />We would be happy to meet with the EIR consultant and/or the City to discuss <br />comments on the draft report. We recommend that, if such a meeting is desired, it be <br />combined with a similar meeting on the economic analysis. <br /> <br />Fiscal Task 4: Prepare Final Fiscal Analysis and Report <br />We will finalize the fiscal report by incorporating responses to comments on the draft <br />from the city of Redwood City and the EIR consultant. We will deliver one printed copy <br />and an electronic cop{of the final report to the City and the EIR consultant. <br /> <br />Information Required from the Applicant and the City <br />For the scope of, work outlined above, we would need the applicant to provide the <br />following information: <br /> <br />. Identification of similar expansions and gas station addjtions completed in California <br />' ~ , <br />duringthepast5to10years.? . - - --' '.- <br />. Construction cost of the project, itemized by (1) the store expansion and (2) the gas <br />station. , <br />. Expected floor area devoted to different activities (retail goods, optometry, pharmacy, <br />food service, etc.), types of products (groceries, clothing, hardware, household, <br />kitchen, electronics, etc.) within the existing store and the expanded store. <br />. Projected sales per square foot for different types of products. <br />. Projected total sales subject to sales taxes in the existing store and proposed <br />expanded store. <br />. Expected gallons of gas pumped per fueling position. <br />. Other characteristics of the project that may generate revenues for the City. <br />. Number of full-time, part-time, and full-time equivalent jobs in the existing store and <br />the expanded store. <br />. Wage and benefit schedule for different classes of jobs; number of jobs in each <br />class. <br /> <br />We would need the City to provide the following information: <br /> <br />. Sales tax data for retail outlets in the City and in specified geographic ~ areas (to be <br />defined) and by type of outlet for at least one year (preferably by quarter). <br />.
