Several months ago when we initiated the planning <br />process, we were asked to investigate the possibility of including some residential into our plans. <br />After four months of research, the conclusion was reached to not pursue residential based upon <br />conversations with planning, interviews with councilmembers and our internal due diligence as <br />to the feasibility based upon the surrounding area. <br /> <br />During the Architectural Review Committee hearing on December 14, 1999, some committee <br />members seemed reluctant to comment on our application due to their perception that our zoning <br />may be unilaterally changed by council to include a residential component. Luckily, the <br />committee was steered back to the application at hand and we received some useful input. <br />Unfortunately, I have been notified by staff that the City Council plans to review the residential <br />issue on January 10,2000, and any internal due diligence that we could provide would be helpful <br />in considering an action for some "future" zoning. Please consider the following our internal <br />summary of the project including due diligence on the possible residential component. <br /> <br />1. Project Location, Description and Land Use Designation. <br /> <br />-"." '...;~.... ~ <br /> <br />A. The location is generally referred to as the corner of Arguello and Bradford with frontage <br />along Warren up to the abandoned Fuller Street. The land area is approximately 70,000 <br />square feet and flat. The existing structures are being reviewed by the Historical Committee <br />(preliminary outcome-not historically significant) and the commercial leases have been <br />terminated with short-term expirations. <br /> <br />,.~.._-...- .r .. <br />
