<br />Sectrical Power Supply: including power switches, breakers or fuses, and <br />electrical power feeders to controllers. <br /> <br />Buried or Underground Equipment: including hydraulic elevator jack unit cylinder <br />and plunger, jack casing, piping, and conduit. <br /> <br />Machine Room Illumination: including light bulbs and tubes. <br /> <br />Emergency Power Plant and Associated Contractors. <br /> <br />Smoke and Fire Sensors: including related control equipment not specifically <br />part of elevator controls. <br /> <br />SPECIAL CONDITIONS: <br /> <br />A. <br /> <br />Overtime Emergency Callbacks are not included in this Agreement. <br /> <br />B. <br /> <br />The Contractor shall keep a Maintenance Work Log at each facility where <br />an elevator is located. The Log shall include all entries for routine <br />maintenance and repairs, including supervisor's surveys. Entries shall <br />- include date work is completed, Mechanic's or Supervisor's name, and a <br />brief description of work completed (including number of elevators <br />serviced). The Owner may inspect and copy the Log at any time. <br /> <br />C. <br /> <br />Contractor shall maintain Owner's complete set of straight-line wiring <br />diagrams showing "as-built" conditions with any changes or modifications <br />to circuits resulting from control modifications, parts replacement or <br />equipment upgrades. The Owner may reproduce these "as-built" <br />drawings and retain sole possession of these drawings in eventcontract is <br />terminated. <br /> <br />D. <br /> <br />If an elevator is shut down for more than 24 continuous hours (except for <br />pre-scheduled repairs), the maintenance billing for that elevator shall be <br />s~spended for the month or until the elevator is restored to service, <br />whichever is longer. <br /> <br />E. <br /> <br />Quarterly, the Contractor shall provide and review with the owner a <br />summary of all callbacks.
