<br />,5A-ID <br /> <br />Section 15.10 Other Reauired Conditions. The following, additional conditions <br />shall apply to the CG District: <br /> <br />./ <br /> <br />a. Off-street loading facilities and trash or refuse collection facilities <br />shall be within the building or in side or rear yards completely enclosed <br />and separated from any traveled way by a fence or hedge not less than <br />six feet in height. <br /> <br />Section 15.11 Lot Size. Exception. Notwithstanding the provisions of Sections <br />15.6 and 15.7, any parcel having an area of at least 4,000 square fået and an <br />average lot width of at least 30 feet may have any use or structure permitted in <br />this district established or constructed thereon subject to the following additional <br />limitations: <br /> <br />a. No building shall exceed one story in height or 20 feet in height, <br />whichever is lower. <br /> <br />.' <br /> <br />b. Not more than 50 percent of the lot shall be covered by buildings. <br /> <br />c. The provisions of this section shall be applicable only to parcels which <br />were lawfully created prior to the adoption of this ordinance but not to <br />such parcels it, subsequent to the adoption of this ordinance, that parcel <br />'and any adjoining parcel were under the same ownership.
