Music Studios in the CN Zoning District: <br /> <br />Community Development Services Manager Passanisi, explained both the sub-committee <br />on codes and the Planning Commission is recommending staff require a conditional use <br />permit for music studios in the CN (Neighborhood Commercial) district. In addition to the <br />CN zone, staff is also recommending initiating a zoning text amendment to require a <br />conditional use permit in the CG or general commercial district. Staff recommendation <br />would require the zoning text amendment to go back to the Planning Commission for <br />consideration. <br /> <br />MIS Howard/Ira to extend the use permit requirement to include the CBR zone since the <br />plan for housing in the downtown area is a possibility and <br /> <br />INTRODUCE ORDINANCE AMENDING SECTIONS 13.2 AND 13.4 OF <br />ORDINANCE NO. 1130, THE REDWOOD CITY ZONING ORDINANCE RELATING <br />TO CN (NEIGHBORHOOD COMMERCIAL) DISTRICT; <br /> <br />and <br /> <br />ADOPT RESOLUTION 13828 INITIATING PROCEEDINGS TO AMEND ORDINANCE NO. <br />1130, AS AMENDED, THE REDWOOD CITY ZONING ORDINANCE, BY AMENDING <br />SECTION 15.4 THERETO, RELATING TO THE REQUIREMENT OF THE ISSUANCE OF <br />USE PERMITS FOR MUSIC STUDIOS IN THE CG ZONING DISTRICT; <br /> <br />The motion passed by a unanimous roll call vote by those present. <br /> <br />B. Variance at 270 Lincoln Avenue: <br /> <br />Community Development Services Manager Passanisi presented various slides and <br />explained staff is recommending denying the appeal because there were no special <br />circumstances attributable to the property. <br /> <br />Edith Miller explained her need for the variance in order to continue the work she <br />performs. <br /> <br />MIS Ira/Jordan to uphold the decision of the Zoning Administrator to deny the variance, <br />and thereby require the removal of the patio enclosures.
