Next Steps • Prior to formal land transfer, Habitat wishes to gain access to the site to begin preparation for construction. Accordingly, this report recommends both the City and Agency grant Habitat a right of entry to the site. • Within 60 days of land transfer, Habitat will file for their final Subdivision Map. In tandem, applications will be made for building and grading permits. • Habitat will begin their site work in May and continue through the summer. • Habitat will sponsor a Frenzy Build in September 2000 and frame the first 12 units; the finish work on these units will be completed over the winter months. . • First Phase of the units will be available for occupancy in the spring of 2001. • The remaining units would be built out by 2003, three years from the date of land transfer. The resolutions transferring the land are attached to this report. The Purchase agreement � between Habitat artd. the Redevelopment Agency is available at the City Clerk's Office for your review. ' Fiscal Impact • • The value of the land being transferred is $2,284,182 purchase price plus accrued equity based on current market conditions. • The �stimated cost of all offsite improvements noted in Exhibit A is $355,000.
