<br />~ t::-1 <br /> <br />REPORT <br /> <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />June 5, 2000 <br /> <br />Subject <br />Subdivision Map Approval - One Maple Street Subdivision <br />Engineering File No. 805-04 <br /> <br />Recommendation <br />Adopt a resolution approving the Final Subdivision Map for One Maple Street <br />Subdivision; authorize the execution of the Subdivision Agreement, accept the street <br />and easement dedication shown on the Map, and approve the elimination of physical <br />access from Lathrop Street to Maple Street. <br /> <br />Background <br />On September 14, 1999, the Planning Commission approved the Tentative Map and <br />Planned Development Permit for the One Maple Street Subdivision for the apartment <br />project proposed by Irvine Apartment Communities, Inc. The first unit of the subdivision <br />is located on the west side of Maple Street between EI Camino Real and Franklin <br />Street. <br /> <br />The subdivider's engineers, Brian-Kangas-Foulk of Redwood City, California, have <br />completed the Subdivision Map and the improvement plans in accordance with the <br />Conditions of Approval, Subdivision Map Act, and Redwood City Ordinances. <br /> <br />The project proposed to relocate a portion of Franklin Street at Maple Street. The <br />relocated right-of-way encroached on the adjacent property known as Lands of Hudson. <br />Therefore, a small area, approximately 215 square feet, will have to be acquired by the <br />City prior to the construction of Maple Street. The subdivider deposited funds with the <br />City for this land acquisition. <br /> <br />The subdivider is required to post Faithful Performance and Payment Bonds, each in <br />the amount of $2,100,000.00. The subdivider is also required to deposit $16,000 for <br />the acquisition of approximately 215 square feet of triangular property for dedication of <br />a small portion of Franklin Street lying outside the subdivision boundaries. <br /> <br />A complete copy of the Agreement is available for review in the City Clerk's office. <br /> <br />Fiscal Impacts <br />Funds for this project are being provided by the developer, Irvine Apartment <br />Communities, L.P. <br /> <br />JP/LLWS:ss <br />sIIibrary/reportsllowelVOne Maple Street <br /> <br /> <br />e Patterson <br />nager, Engineering and Construction <br /> <br /> <br />~t;,~ <br />/' ~W.
