<br />C¡AJ4 <br /> <br />. Along EI Camino Real change the minimum building setback from five feet to ten feet, <br />except in the CBR District. The sidewalk and the setback will provide enough space to <br />accommodate street trees. <br />. Along Woodside Rd. between EI Camino Real and Alameda de las Pulgas, establish a <br />minimum building setback of ten feet to provide enough space to accommodate street <br />trees. <br />. Along the Joint Powers Board railroad corridor, establish a setback for abutting lots of <br />a minimum depth of 15 feet which shall contain permanently maintained, City <br />approved landscaping. . <br />. Along the "west" side of the Route 101 corridor, require sufficient landscaped area to <br />accommodate groups of Redwood trees between Route 101 and the structures. <br />Establish Redwood trees as one of the planting themes for this corridor. On the "east" <br />side of this corridor, a landscape design will be developed as part of the Bair Island <br />Specific Plan. <br /> <br />These recommendations are implemented with additions to the Yard Requirements <br />Sections of the R-5, PO (Professional Office), CN (Neighborhood Commercial), CG <br />(General Commercial), and IR (Industrial Restricted) Districts. <br /> <br />6. Next Steps <br />Referral of Amendments to the ZoninQ Ordinance to the PlanninQ Commission <br />The interim measures recommended in the staff report should be considered by the <br />Planning Commission and City Council as formal amendments to the Zoning Ordinance <br />using the procedures in Article 41. Article 41 of the Zoning Ordinance details the manner, <br />timing and noticing requirement for the ordinance review. <br /> <br />Alternatives <br />1. Interim measures - Development Standards, Uses, Definitions, and Rezoning. <br />A. Adopt proposed recommendations. <br />During the time when the interim measures are in place, the interim measures, also <br />will be forwarded to the Planning Commission to be considered as amendments to the <br />Zoning Ordinance. The Commission will make recommendations to the City Council if <br />they feel further modification to these recommendations are appropriate. <br />(Recommended.) <br />B. Adopt interim measures with amendments as the Council may choose. <br /> <br />C. No interim measures. <br />A. Accept that offices and other uses will be built using the existing standards, uses, <br />definitions, and zoning districts and eventually try to improve their design, <br />landscaping, and parking standards by initiating an amendment to the Zoning <br />Ordinance using the conventional amendment process and timeline. This process will <br />take approximately 6-9 months. <br />B. Accept that offices and other uses will be built and that the existing design, <br />landscaping, and parking standards will be applied. <br /> <br />Fiscal Impact <br />There will be a cost to the City related to review of the amendments as they move through <br />the Planning Commission and Council process.
