1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> August 14, 2000 <br /> Subject <br /> Approval of Subdivision Map - RWC Technology Station Subdivision <br /> Engineering File No. 805-03 <br /> Recommendation <br /> 1. Approve the Subdivision Map entitled, "RWC Technology Station Subdivision," <br /> including the vacation of a portion of a Public Service Easement recorded in <br /> Document No. 88029675. <br /> 2. Accept the dedication offered for Public Service Easement and right-of-way <br /> dedications labeled as Bradford Street and Arguello Street. <br /> Background <br /> On June 20, 2000, the Planning Commission approved the Tentative Subdivision Map <br /> for RWC Technology Station Subdivision, located at 500 Arguello Street. The <br /> developer (RWC Technology Station, LLC) will be constructing a five-story office <br /> building and a two-story parking garage at this site. The project is located west of <br /> Warren Street, north of Bradford Street, east of Arguello Street and south of the <br /> presently abandoned Fuller Street. <br /> The Subdivision Map indicates the abandonment of an existing Public Service <br /> Easement. This easement (which does not serve any use) was retained at the time of <br /> the vacation of Fuller Street, and the Utility Companies agreed to the abandonment. <br /> The developer also proposes to dedicate a smaller Public Service Easement, which will <br /> be used by PG&E. Also, the use of larger turning radius at street corners required <br /> additional dedications for right-of-way purposes. <br /> Kier and Wright (the developer's engineers) have completed the Improvement Plans <br /> and Subdivision Map in accordance with the Conditions of Approval, Subdivision Map <br /> Act, Redwood City ordinances, and to the satisfaction of Engineering 8� Construction. <br /> Faithful Performance and Payment Bonds, each in the amount of $375,000 are <br /> required to be posted for the subdivision improvements prior to the recordation of the <br /> Subdivision Map. <br /> A complete copy of the Subdivision Agreement is available for review in the City Clerk's <br /> Office. <br />
