Monitoring - The Soils Engineer shall conduct continuous site inspections during <br />trenching and backfill operations at the applicant's expense. The Soils Engineer <br />shall take compaction tests and submit the results to Engineering & Construction. <br />[SDR][ENGINEERING] <br />62. TDM — A final Transportation Demand Management (TDM) program, describing <br />the elements to be implemented, shall be reviewed and approved prior to <br />certificate of building occupancy. The TDM program shall include an annual <br />reporting requirement for the first three years that details overnight parking <br />utilization rates and resident use and awareness of the program. Annual reporting <br />shall begin on December 1 of each year. [COA][ENGINEERING] <br />63. Scaled Model — Upon issuance of building permits, provide a scaled model of the <br />project per the City's specifications or adequate funds to build the model for the <br />City's use. [COA][PLANNING] <br />64. Signs — Future signs require a separate sign permit and shall conform to the <br />requirements of the Chapter 3 of the Municipal Code. Conversion of Retail Area for Office Area — In the event that additional new <br />office square footage is added to the Maximum Allowable Development (MAD) <br />Caps, either by DTPP amendment or physical demolition of existing office square <br />footage within downtown, the 929 Main Street Project may apply to the City to <br />convert the 3,043 square feet of retail space on the second floor into office space. <br />Such conversion will be subject to the requirements of the DTPP, as it may be <br />amended, at the time of the conversion request. Main Street Ground Floor Retail — The ground floor of the building is required to <br />remain as an Active Use (per the DTPP Use Regulations Chart) for the life of the <br />building. Exterior Materials — The exterior materials, colors, textures, trim elements, <br />windows and roof pitch of the project shall be consistent throughout and <br />substantially conform to the colors and materials board, dated November 3, 2016, <br />on file with Planning Services. [COA][PLANNING] <br />68. Review of Modifications - Modifications to the approved plans require Planning <br />review and approval prior to building permit issuance. Substantial modification of <br />approved plans, as determined by the Zoning Administrator, may be subject to an <br />amendment or a new Permit. [COA][PLANNING] <br />69.
