That portion of the Study Area lying southeasterly of Redwood Creek <br /> <br />IS accessible by vehicle from Maple Street, which passes over Bayshore <br /> <br />Freeway, and intersects with Blomquist Street; <br /> <br />E. There is no direct vehicular access between the two segments of the <br /> <br />Study Area; <br /> <br />F. Access throughout the Study Area for emergency vehicles including <br /> <br />fire, police, ambulance, and similar emergency vehicles is severely constrained <br /> <br />as a result of the above-described street locations and the division created by <br /> <br />Redwood Creek; <br /> <br />G. Plans to improve such access include construction of a bridge across <br /> <br />Redwood Creek allowing for an extension of Blomquist Street to East Bayshore <br /> <br />Boulevard and Bair Island Road, but funds are not currently available for <br /> <br />construction of such improvements; <br /> <br />H. The Zoning Districts included within the Study Area allow, among other <br /> <br />land uses, office development; <br /> <br />I. The market demand for office development has increased far beyond <br /> <br />that anticipated when the current zoning district designations were established <br /> <br />for the Study Area; <br /> <br />J.
