��nin�i � <br /> Community Development Departme� <br /> PLAN]VTNG DIVISION Red �Q�EMENTS FOR <br /> $a � ,� �'� �nonw ACCESSORY DWELLINGS <br /> An accessory dwelling is typically a small residendal unit that is located on the same parcel as a <br /> single-family residence. It provides a complete, independent residential unit for living, sleeping, <br /> cooldng, and personal sanitation. Somctimes referned to as "in-law" units or "granny flats," <br /> accessory dwellings are not considered aparmnenLs in the normal sense because they tend to be <br /> smaller. <br /> The Zoning Ordinance has a series of standards for accessary dwellings. These requiremcnts <br /> are designed to accommodate accessory dwelling units while maintaining the character of thc <br /> individual singlc-family residence and the surrounding neighborhood. <br /> Zoning Ordinance :zquiremenu for accessory dwellings are, in some ways, similar to thosc for <br /> �� adding a room. However, theiz are regulations which specifically address accessory dwellings. <br /> They consist of the following: <br /> • An accessory dwelling can only be locaud in an area that is zoned for residential use. <br /> • The minimum lot size for an accessory dwelling shall be the minimum lot size requirement <br /> for thc residential zone in which it is located. <br /> • The lot upon which the accessory dwelling is to be locaud can only conrain an cxisting <br /> single-family residence that is owner-occupied. <br /> • The accessory unit may be either attached or detached to the existing single-family residence. <br /> If the unit is detached, it must be located on the same lot as the existing residence. <br /> • The maximum floor area of an accessory unit shall be no more than 640 square fee� <br /> • Although an accessory dwelling may include a bathroom and ldtchen, it can have no morc <br /> than one bedroom. <br /> • An accessory dwelling cannot be bought or sold as a scparate unit <br /> • The accessory dwelling shall comply with the height, setback, lot coverage, and parldng <br /> requirements of the zone in which it is located. <br /> • There shall be no more than one entrance to the single-family dwelling on the street side of <br /> the building, other than an entrancc from the garagc. 1fie door to the accessory dwelling <br /> shall not be visible from the streeL <br /> • There shall be at least thrcc off-suea paridng spaccs provided on site which � <br /> meet the design, setback, and di.mension requirements specified in Article 30 of I <br /> the Zoning Ordinanca Tandem Parldng (where one car pazks behind the other) <br /> is not considered a legal off-strezt parldng space. <br />
