The parking lot shail inciude three visitor- <br /> parking spaces adjacent to the rear entry of the faciiity and an accessible s�all <br /> meeting ADA requirements for access to the front door on the corner of <br /> Winslow Street and Broadway. The property mar�ager shall provide the <br /> Parking Management Pfan to all tenants of 2400 Broadway and be responsibfe <br /> to monitor and insure that tenants comp(y with this City requirement. In the <br /> event that parking demand increases, a revised Parking Management Plan <br /> shalf be submitted within 30 days. <br /> 3. The site landscaping, inc(uding the window planter boxes and interior and <br /> exterior lobby planters shall be maintained in a healthy, attractive condition at <br /> alf times. Seasonal annuals shall be replaced at I�ast four times per year. <br /> 4. The applicant shall obtain Building Permits for site signage per the previously <br /> reviewed sign program (Architectural Permit 19-00). <br /> 5. The cubicle partially bloc�Cing the second-story corner window shal( be <br /> removed immediately. The ground floor and second-story windows shall be <br /> kept free of obstructions at all times. <br /> 6. In the event that the proposed uses cause a detrimental impact on the <br /> economic vitality of the neighboring retail uses and the pedestrian character <br /> of the Broadway Mall, the City reserves the right to hold a public hearing and <br /> modify any conditions and/or revoke this Use Permit in order to remedy the <br /> impact(s). . <br /> Conditions Specific �o Terrant S,aace A- Washington Mutua/ Horne Loan <br /> Center; <br /> 1. The interior lobby space shall be kept open and shall not be filled with <br /> �artitions (cubicles). Any change in floor plan from the date of issuance of the <br /> Use Permit shall be reviewed and approved by Planning and Redevelopment <br /> Services prior to installation. <br /> 2. This Permit will expire at the end of the tenan� lease, January 22, 2005, at <br /> which �ime, the space shall revert to retail use. <br /> 3. ADA access shall be provided to Tenant Space A per the Building Division <br /> requirements. <br /> 4.
