�1-2-�t <br /> � <br /> ����� : <br /> � '�o the Ho�orat�te �aya� and �ity Ccuncil <br /> From the °�i �Ilana er <br /> October 23, 2000 <br /> Subject � <br /> Funding Agreement for Undergrounding of Utilities at 1400-1480 Industrial Road <br /> Recommendation <br /> Adopt a resolution approving and authorizing execution of Funding Agreement <br /> befinreen i scribe and the City of Redwood City, allowing $50,000 to be deposited in a <br /> City account for undergrounding utilities at 1400-1480 Industrial Road. <br /> Background <br /> The tenant for 1400-1480 Industrial Road (i scribe) applied for permits to do interior <br /> remodeling to allow office use. This change of use, as well as the cost of <br /> construction (over $100,000) triggered several ordinances. No new floor area is <br /> being added. <br /> The applicant has gone before the Architectural Advisory Committee, and will be <br /> improving the exterior of the building, as well as providing landscaping along the <br /> frontage and in parking areas. <br /> The work on the property also triggered the "Local Development Standards", which <br /> require repair, replacement, or installation of curb, gutter, and sidewalk, as well as <br /> undergrounding utilities. <br /> The applicant is going to add new sidewalk, but the issue of undergrounding <br /> overhead utility lines is problematic. This site is covered with overhead utility lines, <br /> two of which connect directly to lines on Whipple Avenue (over adjacent properties). <br /> After looking at the site, it is clear that this property would have an undue burden if <br /> the letter of the ordinance were carried out. In addition, the undergrounding on this <br /> site would probably require additional poles to be installed on adjacent properties, <br /> creating more clutter. <br /> The staff and Council have been looking at improving the City entry at Veterans <br /> Boulevard and Whipple Avenue, which includes undergrounding of overhead wires. <br /> It would seem more appropriate to do all of the undergrounding at once, particularly <br /> when some of these are high voltage lines. <br /> The staff and the applicant have agreed on a fee of $50,000 to be deposited into an <br /> account for undergrounding utitities on Industrial Road.
