. <br /> , <br /> ���`�� <br /> T� #he' H�r�ora��e �Aayor �r�d �#� �oun�il <br /> �ram fih�: C� N1ana��er <br /> December 18, 2000 _. <br /> Subject <br /> Parcel Map No. 2000-8 — 242 Orchard Avenue <br /> Engineering File No. 805-02 <br /> Recommendation <br /> Adopt a resolution approving Parce� Map No. 2000-8, authorizing the execution of a <br /> subdivision agreement, vacating a portion of Orchard Avenue, accepting dedication of <br /> Orchard Avenue and a 5' wide Tree Planting Easement. <br /> Background <br /> On March 9, 2000, the Subdivision Committee approved an application for a new <br /> subdivision. The property, located at 242 Orchard Avenue, is being subdivided into four <br /> (4) lots by Jon E. Pierog and Patricia M. Lucas. <br /> The subdividers have requested that a 7' wide portion of Orchard Avenue right-of-way <br /> fronting their property be vacated, and in return they will dedicate a 2.5'-wide strip of <br /> right-of-way fronting their property and a 5'-wide tree planting easement to the City. <br /> This one small section of Orchard Avenue has a wider right-of-way than the remainder, <br /> due to past expectations that Orchard Avenue may be widened. Orchard Avenue is not <br /> expected to ever be widened. The "abandonment" will not affect the current street <br /> width or sidewalk area. This transaction will permit the developer to subdivide his <br /> property into four (4) lots, with each lot size being 5,000 square feet. City staff concurs <br /> with this proposal. <br /> Luzuriaga Taylor, Inc., have completed the Improvement Plans and the Parcel Map in <br /> accordance with the Conditions of Approval, Subdivision Map Act, Redwood City <br /> Ordinances, and to the satisfaction of Engineering & Construction. Therefore, the <br /> Parcel Map is ready to be recorded. <br /> The subdividers will provide the City with a Certificate of Deposit in the Amount of <br /> $32,000.00 for Faithful Performance, and Labor & Materials bonds, prior to recordation <br /> of the Parcel Map <br /> A complete copy of the Subdivision Agreement is available for review in the City Clerk's <br /> Office. <br /> _ _ . ._. _ . r ..__ .. _ _,, _ _.T . <br />
