<br />DES:djg-c <br />ES:djg-c <br />DES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />02/15/33R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />other similar events reasonably beyond Lessee's control. <br /> <br />In the <br /> <br />event of any such suspension or impossibility, the period upon <br />which said 5-year average is calculated shall exclude the period of <br /> <br />suspension or impossibility and include, in lieu thereof, an <br /> <br />equivalent period of time occurring next preceding said 5-year <br /> <br />period. <br /> <br />Lessee shall give written notice of its intent to exercise the <br /> <br />options herein granted not less than 30 days before expiration of <br /> <br />the initial term, and expiration of the second 10-year term, to <br /> <br />renew this lease for the second la-year term and the third 10-year <br /> <br />term, respectively. <br /> <br />In the event Lessee exercises the options <br /> <br />herein granted (subject to the conditions precedent specified <br /> <br />above) all agreements, terms, covenants, and conditions hereof <br /> <br />shall continue and be in full force and effect during the extended <br /> <br />term or terms. <br /> <br />Unless otherwise expressly provided, as used in <br /> <br />this lease agreement the word "term" shall mean the initial, the <br /> <br />second, and the third 10-year terms, respectively. <br /> <br />3. <br /> <br />RENTAL. <br /> <br />(a) <br /> <br />Initial 5-year Period. Solely for purposes <br /> <br />of specifying rental and the minimum guarantees payable under <br /> <br />paragraph 4, the initial term of this lease agreement and, if <br /> <br />applicable, the second and third la-year terms hereof, shall each <br /> <br />be divided into two 5-year rental periods ("Rental Periods"). <br /> <br />The <br /> <br />first Rental Period shall commence upon the commencement of the <br /> <br />initial term hereof and end on the fifth anniversary thereof. <br /> <br />Each <br /> <br />3 <br /> <br />....----. .. <br />
