(DEA) is pleased to submit this letter proposal to incorporate the revised <br />Costco Wholesale project alternative into the existing Environmental Impact Report (EIR) being prepared to <br />demonstrate compliance with the California Environmental Quality Act (CEQA). The purpose of this <br />proposal is to redefine our scope of work, schedule, and cost estimate to complete the work effort. <br /> <br />Project Overview <br /> <br />The Costco Wholesale Corporation proposes to modify the preferred alternative by expanding the warehouse <br />to 160,000 square feet - 12,000 square feet larger than originally proposed though generally in the same <br />location. The proposed tire center would remain located on the Middlefield fayade; however, turned 90 <br />degrees so that the roll-up doors face the mini-storage building to the east. The fueling center would be <br />relocated to the rear southwest comer of the project site (not on the Transit Authority's property). The <br />driveways would be configured as originally proposed. The parking plan should net about 760 stalls. Costco <br />is allocating parking for the tire center and storage areas, including some very large freezer and refrigerator <br />spaces, at lower ratios than the retail sales floor to meet Redwood City standards. <br /> <br />Based on our understanding, this revision will be incorporated as an alternative within the existing draft EIR. <br />Given the scope of the alternative, it is assumed most impacts would be similar to those identified for the <br />preferred alternative. Thus, a qualitative impact assessment will be provided commensurate in detail to the <br />level of impact anticipated. We will provide a more detailed comparison of traffic and noise impacts to <br />address potential concerns regarding those issues. Information regarding traffic will be obtained from Green <br />Light Transportation Engineering and Fehr & Peers. Noise information will be obtained from Giroux and <br />Associates. <br /> <br />Task 1 - Coordinate with Redwood City <br /> <br />The work effort under this task will include coordinating with subcontractors, revising existing subcontractor <br />agreements, holding three coordination conference calls with Redwood City to discuss this issue. Costs have <br />been requested to cover one additional meeting for Mundie & Associates.
