<br />Page 5 <br /> <br />Lease Agreement <br /> <br />20: NOTICES: Any notice which either party mayor is required to give, shall be given <br />by mailing the same, postage prepaid, to Lessee at the premises, or Lessor at the address <br />specified above, or at such other places as may be designated by the parties from time to <br />time. <br />21: HEIRS, ASSIGNS, SUCCESSORS: This lease is binding upon and inures to the <br />benefit ofthe heirs, assigns and successors in interest to the parties. <br />22: OPTION TO RENEW: Provided that Lessee is not in default in the perfonnance of <br />this lease, Lessee shall have the option to renew the lease for an additional term of (3) <br />Three Years commencing at the expiration of the initial lease term. All ofthe tenns and <br />conditions of the lease shall apply duñng the renewal tenn except that the monthly rent <br />shall be set by the Lessòr at end of this lease agreement. The option shall be exercised <br />ONL Y by written notice given to Lessor not less tlW.n 60 days prior to the expiration of <br />the initÌallease term. If notice is not given in the manner provide herein within the time <br />specified, this option to renew shall eKpire automatically. <br />23. SUB 0 RD IN A TI 0 N: This lease is and shall be subordinated to all existing and <br />future liens and encumbrances against the property. <br />24: SIGNS: Lessee shall not place, maintain, nor permit any sign or awning on any <br />exterior door, wall, or window of the premises without the express written consent of <br />Lessor, which shall not be unreasonably withheld. It is understood that any signor <br />awning installed by Lessee shall be removed at the request of the Lessor and premises <br />repaired at Lessee's sole expense. . , <br />25: ABANDONMENT OF PREMISES: Lessee shall not vacate or abandon the' <br />premises at any time during the term ofthe lease. If Lessee does abandon or vacates the <br />premises, or is dispossessed by process oflaw, or otherwise, any personal property <br />belonging to Lessee left on the premises shall deemed to be abandoned, at the option of <br />Lessor. <br />26. TRADE FIXTURES: Any and all improvements made to the premises during the <br />tenn will belong to the Lessor, except trade fixtures of the Lessee. Lessee may, upon. <br />tennination, remove all trade fixtures, by written consent of Lessor and shall pay all costs <br />necessary to repair any damage to premises occasioned by the removal. If fixed partitions <br />or workstations are installed by or for lessee, lessee shall pay all removal costs and labor <br />to return premises to original condition, if at the request of Lessor at time oftermination <br />of this lease. In that event, a separate "security deposit" will be required in a reasonable <br />amount to be detennined at time of installation. Lessee shall be responsible for removal <br />of any waste or hazardous materials and shall hold the Lessor harmless, defend and <br />indemnify Lessor in any action resulting from waste or hazardous material found on the <br />property occasion~d during the term 0 f this lease. ~. ,~ Jð <br /> <br />.--r"'-.'""-"T." <br />
