<br />54 {!- /4 <br /> <br />("PHH") for the development of 58 very low income rental units and 8 <br />low income ownership town homes on EI Camino Real approximately <br />1/3 mile from the Caltrain Station. <br />2. Two grants were received for Housing Improvement Program funding: <br />one from CCAG and one from MTC which will be used for off site <br />improvements and enhancing the pedestrian linkages between the <br />FCH/PHH projects on EI Camino Real and the Caltrain Station and <br />downtown. <br />3. One site has been purchased and negotiations are underway for an <br />adjacent parcel, which combined with a third adjacent parcel owned by <br />the City will provide a site for senior housinglchild care project in the <br />downtown. Funding is in place for the acquisition of the second site <br />with the adoption of the FY 2005/06 budget. <br />4. A private developer has acquired a site in the downtown on Fuller <br />Street for ownership housing. It is proposed that 15% plus 2 of the <br />units be affordable to moderate income families. <br />5. The reconstruction of the Rolison Road Alley and site improvements <br />required of the developer, PHH, has been completed, The only <br />remaining task is the construction of a new neighborhood fence down <br />the alley, Consensus has been achieved with the 18 property owners <br />to allow the City to build the new fence on private property lines. An <br />architect has been retained to design the fence and gate options and <br />bidding packages are currently being developed. Construction is <br />expected to be completed by August 30, 2005, <br />6. The administration of the set aside requirement for Marina Shores <br />became a moot point with the defeat of Measure Q in November, No <br />new project has been proposed, <br />7, The new five-year implementation plan was adopted by the Agency <br />Board in December, 2004, <br />8. Home improvement loan activity during the program year included the <br />rehabilitation of 14 single family units and 276 multifamily units. The <br />multifamily units included the 72 Hallmark units, 27 Redwood Court <br />units and 139 Casa de Redwood units. As of June 30, there were 5 <br />single family units in progress. In addition, the Lead Based Paint Grant <br />program completed 6 inspections, removed lead hazards in 5 units and <br />completed 5 clearance inspections, The Residential Exterior Paint <br />Program completed 21 projects. The Minor Home Repair Program <br />completed 19 projects for low income seniors. <br />9. The Affordable Housing Strategy was put on hold pending completion <br />of the housing economic analysis underway as part of the Downtown <br />Precise Plan process. Two public workshops have been held.
