<br />in accordance with the conditions of approval of the tentative map for the subdivision, <br /> <br />the parties hereto agree as follows: <br /> <br />1. <br /> <br />IMPROVEMENTS. <br /> <br />Owner shall, at Owner's own cost and expense, <br /> <br />construct all of the improvements ("Improvements'), furnish all the materials, and do all <br /> <br />the work hereinafter described, in accordance with, and as provided for in the plans <br /> <br />prepared for Owner by Macleod and Associates, Consulting Civil Engineers, entitled, <br /> <br />"Improvement Plans for Northumberland Townhomes", and in accordance with City's <br /> <br />Specifications entitled, "Engineering Standards for the City of Redwood City", adopted <br /> <br />October 13, 2003, which plans and specifications are on file in the office of the <br /> <br />Manager, Engineering and Construction. Said Improvements shall also be constructed <br /> <br />in strict compliance with the provisions of Chapter 30 of the Code of the City of <br /> <br />Redwood City, the subdivision regulations of City. To the extent that a conflict exists <br /> <br />between the plans and specifications and said Chapter 30 in regard to the standard for <br /> <br />a particular improvement, the stricter standard shall govern. Owner shall complete all <br /> <br />of the Improvements, subject to time extensions allowable under Paragraph 11of this <br /> <br />Agreement, on or before August 1, 2006. The Improvements shall include, but are not <br /> <br />necessarily limited to, all of the following: <br /> <br />(a) grading, paving <br />(b) curbs, gutters, sidewalks, driveways <br />(c) sanitary sewer system, complete <br />(d) water system, complete <br />(e) storm drainage system, complete <br />(f) street lighting system, complete <br />(g) street trees <br />(h) landscaping and irrigation system complete <br />(i) demolition <br /> <br />Atty/Agr/2005.028 <br />062805 <br /> <br />2 <br /> <br />ilr <br />
