CHAPTER 2 | EcONOMIc VItALIt Y <br />33 <br />StRAtEGIES <br />2A Designate Activity Centers at four locations on the <br />Corridor (see Figure 7 and the general boundaries <br />described below): <br /> -North: Edgewood Road and Whipple Avenue to <br />Hopkins Avenue <br /> -North Central: Brewster Avenue to Jefferson <br />Avenue <br /> -South Central: Maple Street to Pine Street <br /> -South: Laurel Street to Northumberland Avenue <br />2B Require active ground floor uses within Activity <br />Centers to create a vibrant and engaging environ- <br />ment that people enjoy coming to and feel com- <br />fortable walking around. While active ground floor <br />uses may not occupy the entire floorplate, they <br />should be present along the majority of the busiest <br />street frontages and/or corners. <br />GOALS <br />• Create local destinations that foster business support, allow for shared parking, provide needed services, <br />and promote places for people to gather in a comfortable and convenient environment. <br />• Create opportunities for people living along the Corridor and in nearby neighborhoods to meet their daily <br />needs close to where they live. <br />• Increase accessibility to Activity Centers by enhancing bike and pedestrian facilities, as well as connec- <br />tions to transit. <br />2c Incentivize or require plazas, outdoor dining, or <br />shared active outdoor spaces and interactive public <br />art to encourage activity along the street. <br />2D Promote pedestrian friendly building design within <br />Activity Centers: <br /> -Require increased levels of transparency (win- <br />dows, doors, or other openings) at the ground <br />floor. <br /> -Prohibit arcades and other architectural treat- <br />ments that reduce natural light and limit visibility <br />of businesses from the street. <br />2E Enhance the streetscape with improved crossings, <br />wider sidewalks, street furniture, pedestrian scaled <br />lighting, and bicycle parking. See also strategies <br />under Sections 1.1, Walking; and 1.2, Biking. <br />Zoning regulations, as illustrated in the example <br />above, can require or encourage ground floor <br />transparency and active frontages.
