REDWOOD CITY EL CAMINO REAL CORRIDOR PLAN <br />50 <br />SectION 3.4 <br />NeIGHBORHOOD PROGRAM <br />CONTEXT <br />Residential neighborhoods are located directly adjacent to El <br />Camino Real. While improvements along the Corridor have <br />the potential to benefit nearby residents, they may also gen- <br />erate impact (real or perceived) if development is not done <br />sensitively or mitigated appropriately. To promote a positive <br />and beneficial relationship between the Corridor and its ad- <br />jacent residential neighborhoods, parking, traffic, noise, and <br />safety concerns need to be thoughtfully addressed. <br />WHY ENSURE BENEFITS TO NEARBY <br />NEIGHBORS? <br />Changes to the Corridor as a result of this Plan need to <br />benefit everyone, including those in surrounding neighbor- <br />hoods. For this reason, it is critical that the concerns of near- <br />by residents are heard and addressed through the strategies <br />and implementation actions included in this Plan. Careful <br />consideration of the design of transition areas—non-resi- <br />dential or mixed use parcels that abut low density residential <br />parcels—can create an effective buffer that helps to gradu- <br />ally transition from higher intensity to lower intensity uses. <br />Residential neighborhoods are immediately adjacent to the El Camino Real Corridor.
