January 14, 2002 <br /> <br />Subject <br />Approval of Subdivision Map- Marie La Rocca Estates Subdivision <br />Engineering File No. 805-03 <br /> <br />Recommendation <br />Adopt a resolution approving the Subdivision Map entitled, "Marie La Rocca Estates <br />Subdivision"; approving and authorizing execution of the Subdivision Agreement, and <br />accepting the dedication offered for Public Service Easement and Emergency Access <br />Easement. <br /> <br />Background <br />On August 29, 2000, the Planning Commission approved the Tentative Subdivision <br />Map for Marie La Rocca Estates Subdivision, located at 1425 Kent'field Avenue. The <br />developer (La Rocca & Turner Development, LLC) will be subdividing the original lot <br />into six (6) smaller lots, and constructing six townhouse units. The project is located <br />west of Gordon Street, north of Palm Avenue, east of Sierra Street and south of Carole <br />Way. A Public Service Easement and an Emergency Access Easement were offered <br />within the newly created private street servicing the new subdivision. <br /> <br />Smith Randlett Foulk & Stock (the developer's engineers/ have completed the <br />Improvement Plans and Subdivision Map in accordance with the Conditions of <br />Approval, Subdivision Map Act, Redwood City ordinances, and to the satisfaction of <br />Engineering & Construction. <br /> <br />Faithful Performance and Payment Bonds, each in the amount of $425,000 or a <br />Certificate of Deposit, of the same amount are required to be posted for the subdivision <br />improvements prior to the recordation of the Subdivision Map. Subdivision <br />Improvements listed in the Subdivision Agreement include public utilities, street lights, <br />grading and paving, and other applicable infrastructure <br /> <br />A complete copy of the Subdivision Agreement is available for review in the City Clerk's <br />Office. <br /> <br />Fiscal Impacts <br />All work associated with this proiect is being paid for by La Rocca & Turner <br />Development, LLC.
