wherein Owner, in consideration of the approval of said map by the City, shall agree to construct and complete in the time specified in the Agreement, all improvements required of Owner under the provisions of Chapter 30 of the Code of the City of Redwood City, being the subdivision regulations of the City, and such other improvements designated or mentioned in the Agreement. b) Before the release of said final map by City for recordation, Owner shall furnish to City and file with the City Clerk a bond or certificate of deposit described in Section 66499, et seq., of the Government Code, securing the faithful performance of all work and construction of all improvements designated or mentioned in the Agreement, within the time therein specified, in the amount of Four Hundred Twenty-five Thousand and No/100 Dollars ($425,000.00); and Owner shall also furnish to City and file with the City Clerk, a bond or certificate of deposit described in Government Code section 66499, et seq., securing the payment by Owner of all bills for labor and materials incurred in the construction of all improvements, and the doing of all other work therein agreed to be done by Owner, in the amount of Four Hundred Twenty-five Thousand and No/100 Dollars ($425,000.00). Owner shall have prepared complete "as built" plans for said improvements prior to the release of said bond or certificate of deposit. c) Before the release of said bond or certificate of deposit by City, Owner shall 'undertake to guarantee for one (1) year the workmanship and materials of all work construction of all improvements designated or mentioned in the Agreement.
