DEVELOPMENT AGREEMENT-PUBLIC HEARING
Location: 2233 Middlefield Road; "CN" (Neighborhood Commercial District)

Proposed Action:
To construct a 7,500 sq.ft, office building

Recommendation:
Consider the Development Agreement and make appropriate recommendation to
City Council

Project Planner: Michael Church, 780-7235; mchurch @redwood city.org

Mr. Church described the project as a 7,500 square foot office building at the
corner of Middlefield Road and Willow Street. A Development Agreement (DA) is
being presented to the Commission because, even though this is a very small
project, the opportunity to have a DA was open to those projects in the pipeline at
the time of the recent Zoning Ordinance changes. The project would be
approximately 2,500 square feet smaller under the amended Zoning provisions.

Staff explained the process involved with Development Agreements, noting that
the Commission recommends action on DA's to the City Council. If the DA is not
approved by the City Council by the end of February, then the applicant's
Architectural Permit for the current project will expire and any subsequent project
submittals must conform to the amended Zoning Ordinance.
