The viewing window between the conference room and the smallest <br /> <br />office shall be removed, all pursuant to the floor plan described in EXHIBIT A <br />and at landlord's cost. Any other work performed shall be at Tenant's expense <br /> <br />by a licensed contractor and is subject to landlord's reasonable approval. <br /> <br />ARTICLE 2: RENT AND SECURITY <br /> <br />2.1 <br /> <br />Rent. <br /> <br />All costs and expenses which Tenant assumes or agrees to pay to <br />Landlord under this lease in addition to Base Rent shall be deemed Additional <br /> <br />Rent. Base Rent and Additional Rent are sometimes referred to collectively <br />herein as the "Rent" The Rent shall be paid to the Building Manager or such <br /> <br />other person and at such place as landlord may from time to time designate in <br />writing, without any prior demand therefor, in lawful money of the United States <br /> <br />of America. Tenant expressly agrees that its remedies for Landlord's breach of <br />its obligations hereunder shall be limited to those remedies set forth in Article 7 <br /> <br />hereof and shall in no event include any right to withhold, delay, deduct, or offset <br />the payment of Rent due under this lease. If it becomes unlawful for Tenant to <br /> <br />reimburse Landlord for any costs as required under this Lease, the Base Rent <br /> <br />shall be <br /> <br />revised to net landlord the same net Rent after imposition of any tax or other <br />charge upon Landlord as would have been payable to Landlord but for the <br /> <br />reimbursement being unlawful. <br /> <br />2.2 <br /> <br />Base Rent. <br /> <br />Tenant shall pay base rent according to the schedule of rents, <br />EXHIBIT C hereto. <br />
