Pending <br /> <br />resolution of any such exceptions in the foregoing manner, Tenant shall continue <br />paying Tenant's Pro Rata Share of Real Estate Taxes and Operating Expenses <br /> <br />in the amounts determined by Landlord, subject to adjustment after any such <br />exceptions are so resolved. <br /> <br />2.4 <br /> <br />Other Taxes Payable by Tenant. <br />In addition to the Base Rent and any other charges to be paid by <br /> <br />Tenant hereunder, Tenant shall, as an element of Rent, reimburse landlord upon <br />demand for any and all taxes payable by Landlord (other than income taxes) <br /> <br />which are not otherwise reimbursable under this lease, whether or not now <br /> <br />customary or within the contemplation of the Parties, where such taxes are upon, <br /> <br />measured by, or reasonably attributable to (a) the cost or value of Tenant's <br />equipment, furniture, fixtures, and other personal property located at the <br /> <br />Premises, or the cost or value of any improvements made in or to the Premises <br />by or for Tenant, but only to the extent that landlord has, at the time that Tenant <br /> <br />requested landlord's approval for the installation of such improvement, advised <br /> <br />Tenant that Landlord would require the removal of such improvement at Lease <br />termination or expiration; (b) or the cost or value of any furniture, cubicles or <br /> <br />fixtures in or located at the Premises by or for Tenant, title to such items is held <br />by Tenant or landlord; (c) the gross or net Rent payable under this lease, <br /> <br />including, without limitation, any rental or gross receipts tax levied by any taxing <br />authority with respect to the receipt of the Rent hereunder; (d) the possession, <br /> <br />leasing, operations, management, maintenance, alteration, repair, use, or <br />occupancy by Tenant of the Premises or any portion thereof; or (e) this <br />
