Tenant shall make no additions, changes, alterations, or improvements (the 'Work") to the Premises or to the Systems and Equipment (as defined in Section 3.3.3 above) pertaining to the Premises without the prior written consent of Landlord. All Work shall be performed in a good and workmanlike manner and all materials used shall be of a quality comparable to or better than those in the Premises and Property, and the Work shall be in accordance with plans and specifications approved by Landlord, and Landlord may require that all such Work be performed under Landlord's supervision and that the construction work be performed by one of Landlord's approved contractors. Work may also be performed by Tenant's contractor, who must be licensed and who is subject to Landlord's reasonable approval. In all cases, Tenant shall reimburse Landlord's reasonable costs to cover Landlord's costs in having a third party expert review Tenant's plans and specifications. If Landlord consents, the same shall not be deemed a warranty as to the adequacy of the design, workmanship, or quality of materials, and Landlord hereby expressly disclaims any responsibility or liability for the same.
