Notwithstanding the foregoing, for purposes of this Section, the term Hazardous Materials shall not include (i) garbage, refuse, and waste materials currently generated and disposed of in connection with operating a general office operation, to the extent the same are temporarily stored at the Building and/or Premises in dumpsters, trash cans, and other refuse containers for removal from the Premises; (ii) standard cleaning and maintenance supplies, chemicals, and materials commonly used in the cleaning and maintenance of an office or building in compliance with all applicable Laws regarding such use; and (iii) materials commonly used in the construction and improvement of office buildings in the San Francisco Bay Area which comply with all applicable Laws. To the best of landlord's actual knowledge there is no current investigation, cleanup, or redemption order now existing, pending, or threatened with respect to the Property. Landlord agrees to indemnify Tenant against any liability imposed or costs incurred in connection with the presence, investigation, or redemption of Hazardous Materials introduced to the Property by landlord. ARTICLE 5: INSURANCE AND LIABILITY 5.1 Landlord's Building Insurance. Landlord shall keep the Building, including tenant improvements installed at Landlord's expense, insured against damage and destruction by fire, vandalism, and other perils in an amount equal to ninety percent (90%) of the full replacement value of the Building (excluding costs of excavation, foundation and footings, and reasonable deductible amounts), as the value may exist from time to time, and such other amounts as Landlord may deem appropriate. 5.2 Property Insurance.
