"7 <br /> <br />Tenant) and shall be performed in compliance with all applicable Laws governing <br /> <br />abatement, removal, handling, and/or disposal of ACM and other Hazardous <br />Materials. Notwithstanding the foregoing, for purposes of this Section, the term <br /> <br />Hazardous Materials shall not include (i) garbage, refuse, and waste materials <br /> <br />currently generated and disposed of in connection with operating a general office <br />operation, to the extent the same are temporarily stored at the Building and/or <br /> <br />Premises in dumpsters, trash cans, and other refuse containers for removal from <br /> <br />the Premises; (ii) standard cleaning and maintenance supplies, chemicals, and <br />materials commonly used in the cleaning and maintenance of an office or <br /> <br />building in compliance with all applicable Laws regarding such use; and (iii) <br />materials commonly used in the construction and improvement of office buildings <br /> <br />in the San Francisco Bay Area which comply with all applicable Laws. To the <br />best of landlord's actual knowledge there is no current investigation, cleanup, or <br /> <br />redemption order now existing, pending, or threatened with respect to the <br />Property. Landlord agrees to indemnify Tenant against any liability imposed or <br /> <br />costs incurred in connection with the presence, investigation, or redemption of <br />Hazardous Materials introduced to the Property by landlord. <br /> <br />ARTICLE 5: INSURANCE AND LIABILITY <br /> <br />5.1 <br /> <br />Landlord's Building Insurance. <br /> <br />Landlord shall keep the Building, including tenant improvements <br />installed at Landlord's expense, insured against damage and destruction by fire, <br /> <br />vandalism, and other perils in an amount equal to ninety percent (90%) of the full <br />replacement value of the Building (excluding costs of excavation, foundation and <br /> <br />footings, and reasonable deductible amounts), as the value may exist from time <br /> <br />to time, and such other amounts as Landlord may deem appropriate. <br /> <br />5.2 <br /> <br />Property Insurance. <br />
