REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> <br /> January 28, 2002 <br /> <br /> Subject <br /> Appeal of Architectural Permit at 907 Pleasant Hill Road <br /> <br /> Recommendation <br /> Uphold the decision of the Zoning Administrator to Approve Architectural Permit <br /> <br /> Background <br /> On December 10, 2001, the Redwood City Zoning Administrator approved an Architectural <br /> Permit to construct a first and second story room addition to a residence at 907 Pleasant Hill <br /> Road. Please refer to the attached site plan and elevations. <br /> <br /> The project consists of adding a first floor addition of 174-sq. ft. (nook and living area) to the <br /> first floor, and adding a new 1723-sq. ft. second story (family room and bedrooms). The <br /> Zoning Administrator approved the room addition based on the fact that the project conformed <br /> to all the zoning requirements. <br /> <br /> On December 14, a neighbor who resides at 908 Glennan Drive (behind the subject property), <br /> appealed the decision of the Zoning Administrator. Please refer to the attached letter dated <br /> December 14, 2001. The appellant states that the addition will result in "the complete loss of <br /> privacy in my backyard and partial loss of privacy in my home" and "an almost complete loss <br /> of afternoon sunlight in both my backyard and my home". <br /> <br /> Conformance to Zoning Ordinance <br /> The City approved the room addition since it conformed to all the zoning requirements <br /> applicable to the "R-I" Zoning District. The following table summarizes the project's <br /> conformance: <br /> <br /> Required Proposed <br /> First Story <br /> Front Yard Setback 20 ft. 20 ft. <br /> Side Yard Setback 6 ft. each 6 ft. and 7ft. <br /> Rear Yard Setback 20 ft. 31.6 ft. <br /> Second Story <br /> Front Yard Setback 15 ft. 32 ft. <br /> Side Yard Setback 6 - § ft. 6 - 9 ft. <br /> Rear Yard Setback 20 ft. 29 ft. <br /> Lot Coverage 40% 30% <br /> <br /> <br />
