<br />hereinafter described in accordance with, and as provided for in, the plans prepared for <br /> <br />Owner by Gettler-Ryan, Inc., entitled, "Plans for the Improvements of 585 Whipple <br /> <br />Avenue" as well as City's revised specifications entitled, "Engineering Standards of the <br /> <br />City of Redwood City", adopted October 13, 2003 which plans and specifications are on <br /> <br />file in the office of the City Engineer, Engineering and Construction. <br /> <br />Said <br /> <br />Improvements shall also be constructed in strict compliance with the provisions of <br /> <br />Article VII, Chapter 29 of the Code of the City of Redwood City. If a conflict exists <br /> <br />between the plans and specifications and said Chapter 29 in regard to the standard for <br /> <br />a particular improvement, the stricter standard shall govern to the extent of such <br /> <br />conflict. Owner shall complete all of the Improvements, subject to such exceptions and <br /> <br />time extensions allowable under paragraph 10, on or before October 31, 2006. The <br /> <br />Improvements shall include, but are not necessarily limited to, all of the following: <br /> <br />(a) <br />(b) <br /> <br />(c) <br />(d) <br /> <br />(e) <br />(f) <br /> <br />(g) <br />(h) <br /> <br />(i) <br /> <br />grading, paving <br /> <br />curbs, gutters, sidewalks <br /> <br />water system & fire service system complete <br /> <br />sewer system, complete <br /> <br />storm drainage system, complete <br /> <br />landscaping, irrigation system, and planting on sidewalk complete <br /> <br />signing, striping, markings, complete <br /> <br />site lighting, complete <br /> <br />undergrounding of utilities <br /> <br />and all other work, improvements, or construction required by or mentioned in the <br /> <br />above-mentioned plans and specifications, conditions of permits and all construction, <br /> <br />AttyAgr/2005.061 <br />081105 <br /> <br />2 <br />
