<br />utility easements and public service easements, as the same now or may thereafter exist that <br /> <br />are under the jurisdiction of City. This term shall not include any property owned by any Person <br /> <br />or Agency other than City except as provided by applicable Laws or pursuant to an agreement <br /> <br />between City and any Person or Agency. <br /> <br />"Standard Drawings and Specifications" means the general terms and conditions, <br /> <br />specifications, and requirements of City which governs the design, construction, installation, <br /> <br />and maintenance of any improvement within the Public Right-of-way entitled, "Engineering <br /> <br />Standards-City of Redwood City," adopted December 16, 1991, as amended. This document is <br /> <br />authored by the Community Development Department of the City of Redwood City, Engineering <br /> <br />Division, and any reference to such document shall include any and all additions, deletions, <br /> <br />revisions, modifications, and updates to this document. This term shall include any and all <br /> <br />documents entitled "General Conditions" or words of similar import, now or hereafter existing, <br /> <br />which directly pertain to all aspects of general construction work. <br /> <br />"Telecommunications Services" means the transmission of voice, data, video, and <br /> <br />information in rendering teleconferencing and other services, which are permitted to be offered <br /> <br />by MFN under applicable Laws. <br />2. Term. (a) This Agreement shall be binding on the parties on the date of execution of <br /> <br />this Agreement by both parties ("Effective Date"), and shall commence on the first Day after the <br /> <br />Effective Date and shall terminate twenty (20) years from the Effective Date (the "Term") or <br /> <br />sooner by operating law, mutual agreement of the parties, or as set forth in and pursuant to this <br /> <br />Agreement. <br /> <br />(b) This Agreement shall remain in full force and effect from year-to-year until one party <br /> <br />or the other terminates the Agreement. <br /> <br />3.
