ATTACHMENT 1 <br /> CONDITIONS FOR THE VACATION OF CEDAR STREET <br /> NORTHEAST OF STAMBAUGH STREET <br /> 1. A Public Service Easement 10' wide by 97.17' long will be retained over the <br /> southeasterly side of the vacated area. The applicant shall provide a plat <br /> map and legal description of the public service easement. <br /> 2. Plans prepared by a Civil Engineer showing all improvements to the property <br /> including all offsite work (curb, gutters, sidewalk, and driveway along <br /> Stambaugh Street in front of property) to the satisfaction of the City's <br /> Engineering Division. The applicant shall submit an Engineer's Estimate for <br /> all offsite work and apply for a construction permit; pay all fees, and <br /> furnish all bonds and insurance. <br /> 3. A parcel map shall be prepared showing the new lot which will include the <br /> existing lot and the vacated street, and the map shall be recorded in the <br /> office of San Mateo County Recorder. All fees shall be paid by the owner. <br /> The deeds from the adjacent property owners shall be submitted to the City, <br /> and recorded concurrently with the parcel map. <br /> 4. If the applicant does not comply with the Conditions of Abandonment within two <br /> (2) years from the date of adoption of the Resolution to Vacate, said <br /> Resolution will be null and void. <br />
