The 12,700 square foot parcel <br />located at 150 EI Camino Real is located within the General Commercial-Residential <br />(CG-R) District, while the 6,850 square foot parcel located at 20 Avondale Avenue is <br />located with in the Residential Single-Family (R-1) District. The Zoning Administrator <br />was able to make the following findings and the application for Use Permit was <br />approved administratively, subject to the conditions of approval listed below: <br /> <br />FINDINGS: <br /> <br />1. The establishment, maintenance, and operation of the proposed use will not, under <br />the circumstances of this case, be detrimental to the public health, safety, peace, <br />morals, comfort, or general welfare of persons residing or working in the <br />neighborhood because the proposed use is temporary and of short duration in <br />nature, will be limited in capacity, and will be subject to City regulation and standards <br />regarding site security, lighting, noise, traffic/circulation, and parking. <br />
