Explore community visions for new development <br />and water-related open space and public access. Prepare land use concepts that reflect economic and <br />transportation realities, but also push the envelope of constraints to meet community aspirations for this <br />unique area of Redwood City. Coordinate plan-related background analysis and recommendations with a <br />working group consisting of staff and City-selected environmental, traffic and transportation EIR <br />consultants; specifically, the Plan will incorporate elements of the Kimlcy-Home report on Bayfront <br />transportation options. <br /> <br />Initial Sketch plans will communicate choices for land use, development configuration and overall urban <br />design. Final plans, illustrations and policies will clarify and express the community's vision. A concise <br />plan/booklet containing text and graphics will be prepared to document background assessments, options <br />considered and detailed policy elements of the preferred Bayfront Precise Plan. The Precise Plan will <br />include a description of the implementation and administrative procedures the City will follow in <br />processing and evaluating development applications in the area. <br /> <br />The list of Work Tasks below includes up to seven (7) staff working group meetings, one (1) Planning <br />Commission/community review workshop, one (1) City Council study session prior to preparation of the <br />Precise Plan document, and ~avo (2) public hearings. <br /> <br /> Work Tasks <br /> <br />Work tasks described below parallel those on the attached staffing and cost spreadsheet. <br /> <br />Task 1: Background Information / Existing Condition Maps. Research and prepare base maps for <br />land areas, circulation, open space and proposed development. Format and distribute materials to City of <br />Redwood City staff, environmental, traffic and transportation consultants as needed. <br /> <br />Task 2: Prepare Initial Bayfront Scenarios. <br /> <br /> a) Staff/Consultant Working Group Meetings (4) - Work with city staffand consultants to prepare and <br /> critique land use and development scenarios for the Bayfront planning area. Evaluate urban design, <br /> circulation and environmental factors given property configurations, ownerships and City open space <br /> <br /> <br />
