August 5, 2002 Subject Final Acceptance - Ventana Del Mar Unit No. 1 Subdivision Improvements Engineering File No. 805-04 Recommendation Accept the Ventana Del Mar Unit No. 1 Subdivision Improvements, following the submission of a Maintenance Bond in the amount of $230,200.00, in accordance with Paragraph No. 9 of the Subdivision Agreement, and aUthorize the release of the bonds. Background On March 13, 1995, the City Council approved the Ventana Del Mar Unit No. 1 Subdivision, and the agreement for the improvements of the subdivision. The main improvements included grading, street construction, the construction of a sewer system, water and storm drain system, street lighting and street trees, rock rip-rap slope protection construction, construction of underground utility lines, landscaping and irrigation for the Common Areas. The subdividers have completed the construction of - the improvements in accordance with the approved plans, and to the satisfaction of Engineering and Construction Services. The subdivider provided a Faithful Performance Bond arid a Labor & Materials Bond, each in the amount of $2,302,000.00, which can now be released. Alternative Do not accept the improvements for the Ventana Del Mar Unit No. 1 Subdivision, which would be contrary to prior Council action. Fiscal Impacts The City will assume maintenance responsibility only for the sanitary sewer system, the water lines and services to the water meters within the private street system.
