7, I-CI <br /> <br /> August 5, 2002 <br /> <br /> Subject <br /> Final Acceptance - Ventana Del Mar Unit No. 2 Subdivision Improvements <br /> Engineering File No. 805-04 <br /> <br /> Recommendation <br />Accept the Ventana Del Mar Unit No. 2 Subdivision Improvements, following the <br />submission of a Maintenance Bond in the amount of $161,000.00, in accordance with <br />Paragraph No. 9 of the Subdivision Agreement, and authorize the release of the bonds. <br /> <br />Background <br />On February 10, 1997, the City Council approved the Ventana Del Mar Unit No. 2 <br />Subdivision, and the agreement for the improvements of the subdivision. The main <br />improvements included grading, street construction, the construction of a sewer <br />system, water and storm drain system, street lighting and street trees, rock rip-rap <br />slope protection construction, construction of underground utility lines, landscaping and <br />irrigation for the Common Areas. The subdividers have completed the construction of <br />the improvements in accordance with the approved plans, and to the satisfaction of <br />Engineering and Construction Services. <br /> <br />The subdivider provided a Faithful Performance Bond and a Labor & Materials Bond, <br />each in the amount of $1,610,000.00, which can now be released. <br /> <br />Alternative <br />Do not accept the improvements for the Ventana Del Mar Unit No. 2 Subdivision, which <br />would be contrary to prior Council action. <br /> <br />Fiscal Impacts <br />The City will assume maintenance responsibility oqly for the sanitary sewer system, the <br />water lines and services to the water meters within the private street system.
