Preparation of Precise Plan <br /> <br />MHA will prepare a Precise Plan to outline the parameters of development on the site, in a <br />format and level of detail similar to the Precise Plan developed for the EI CaminoNera <br />Street project. <br /> <br />. A staff report will be prepared for initiation of the Precise Plan by the City <br />Council and MHA will attend and present the item at the Council meeting <br />(meeting separate from public hearings in Task 7) <br /> <br />. An Administrative Draft of the Precise Plan will be presented initially for staff <br />review <br /> <br />. Upon receipt of staffs comments, a Draft Precise Plan will be prepared for the <br />purposes of environmental analysis and public review, including review by the <br />Planning Commission and City Council <br /> <br />. A Final Precise Plan will be prepared subsequent to action by the City Council <br /> <br />Task 5. Preparation of an Initial Study, Mitigated Negative Declaration, and <br />Mitigation Monitoring Program <br /> <br />MHA will conduct environmental review for the project, expected to include an Initial Study, <br />Mitigated Negative Declaration, and Mitigation Monitoring Program, pursuant to all <br />requirements of the California Environmental Quality Act (CEQA). <br /> <br />. An Administrative Draft Initial Study/Mitigated Negative Declaration (IS/MND) <br />will be prepared initially for staff review <br /> <br />. Upon receipt of staffs comments. a Draft IS/MND will be prepared for review <br />by the public and the Planning Commission <br /> <br />. A FinaIIS/MND will be prepared subsequent to action by the Planning <br />Commission <br /> <br />All required CEQA notices (Notice of Completion, Notice of Determination) will <br />be prepared and filed with appropriate agencies (public notice of neighbors and <br />other interested parties will be the responsibility of the City of Redwood City) <br /> <br />Task 6. Preparation of Staff Reports <br /> <br />MHA will prepare staff reports regarding the project for meetings of the Architectural <br />Review Committee (ARC), Planning Commission, and City Council. A maximum of 2 <br />meetings with each body are assumed for budget purposes. <br />Task 7. Attend Public Hearings <br /> <br />. <br /> <br />MHA will attend and present the Precise Plan and environmental document at meetings of <br />the ARC, Planning Commission, and City Council. A maximum of 2 meetings with each <br />body are assumed for budget purposes. <br /> <br />This proposal anticipates work over a six to eight month period. Work would primarily occur off- <br />site, but MHA's Project Manager will be readily available to meet at City Hall or elsewhere as <br />needed during the course of the project. <br /> <br />
