EXHIBIT "A" <br />SCOPE OF SERVICES AND FEE <br />PROJECT UNDERSTANDING <br />As part of the Veterans Memorial Center/YMCA project, there is a need to merge existing <br />parcels within Red Morton Park as the proposed building plans cross the right -of -way -line of <br />Vera Ave. Portions of Vera, Nevada and St. Francis would need to be vacated dependent on <br />confirming that the City has underlying fee ownership through which requires an updated <br />title report. The scope of work includes the preparation of the necessary parcel map to <br />affect the lot merger and right of way vacation. Key assumptions are: <br />• The city will waive the requirement for a tentative map. <br />• If an update to the previously provided title report is required, the city will obtain <br />that from First American directly. <br />• If city monuments need to be set as part of the map, that can be provided as a <br />separate service but is not included in this scope. <br />Tasks and Deliverables: <br />• Based upon the conceptual exhibit (see attached) prepare a final parcel map for <br />submittal and review by the Public Works Department, and subsequent filing in the <br />public records. Will include the placement of permanent property corner markers at up <br />to four locations. <br />• The parcel map shall include the vacation of existing public rights of ways within the <br />limits of the parcel merger. As the city will be signatory to the map, no additional <br />instruments (e.g. plat, legal description) are anticipated as part of the vacation. If public <br />utility easements are required to be dedicated as part of the vacation, that shall be <br />included in the map. Easements to be dedicated to or abandoned by other entities not <br />signatory to the map, such as adjacent land owners or utility providers, shall be by <br />separate instrument and not a part of this scope. <br />• Prepare letters to each major utility provider notifying them of the intended street <br />vacation and asking for their acknowledgement/objection. <br />• The map will be prepared in accordance with the Subdivision Map Act and Local <br />Ordinance and include coordination with the title company. <br />• Address up to three (3) rounds of comments on the parcel map. <br />• Assist with up to one (1) city council meeting. <br />• This work excludes any recording or filing fees. <br />TOTAL FEE: $18,845 <br />REV: 11-14-18 DZ <br />Page 3 of 3 <br />ATTY/AGR.Amend No. 2 /Sandis <br />
