Page 5 of 19 <br />ATTY/RESO.0033/CC RESO 1548 MAPLE APPROVING PROJECT PERMITS <br />REV: 04-30-18 PR <br />provide access from buildings to open space areas; <br />Basis for finding: Sufficient landscaping is proposed on-site to separate and screen <br />the buildings, provide landscape walkways to the waterfront and provide an <br />enhanced landscaped Bay Trail for public use. Landscaping is provided between <br />buildings in landscaped courts, overhead within the alley courts and within a garden <br />playground. <br /> <br />h) In the case of any commercial or industrial structure, the review authority shall <br />consider its proximity to any R District and shall consider the effect of the proposed <br />structure upon the character and value of the adjacent R District area; <br />Basis for finding: The Project does not involve any commercial or industrial structure. <br />The Project consists of all residential structures. <br /> <br />i) The provision of permeable areas and drainage design appropriate to capture and <br />treat stormwater runoff prior to its discharge from the site including, but not limited <br />to, the use of vegetated swales, landscape features, permeable pavement materials, <br />infiltration basins or engineered designs. <br />Basis for finding: The City’s Engineering division has reviewed the Project’s <br />landscape features and areas, and bio-swale areas to capture and treat stormwater <br />run-off prior to discharge from the site, and determined that the Project would <br />comply. <br /> <br />Section 6: Sign Permit (SP2014-12): In the exercise of its independent <br />judgement, the Council finds that: <br /> <br />a) The proposed signs are consistent with the Municipal Code and the General Plan. <br />Basis for finding: The proposed signs are of quality design that are compatible <br />with the contemporary architectural style of the development and reflect the <br />marine community. The sign material is durable and of high quality material. <br /> <br />Section 7: Additional Findings (pursuant to new Article 57 of the Redwood <br />City Zoning Code: In the exercise of its independent judgement, the Council finds that: <br /> <br />a) The project design includes measures, if required after study and evaluation that <br />effectively mitigate air quality and noise impacts on the proposed residential uses. <br />Basis for finding: The EIR evaluated the potential noise and air quality impacts on <br />the proposed development. With implementation of insulation measures and <br />mechanical ventilation, the development will be consistent with the City’s noise and <br />air quality standards and will not result in a significant environmental impact. <br /> <br />b) Section 8: Project Approval Subject to Conditions of Approval: <br /> <br />The City Council of the City of Redwood City hereby approves the Planned <br />Development Permit, Condominium Permit, Tentative Map, Architectural Permit and <br />Sign Permit, based on certification of a Final EIR, all applicable findings and subject <br />to the Conditions of Approval (Exhibit A) attached hereto and incorporated herein <br />by reference, and contingent upon the City Council’s adoption of, and effective upon <br />the effective date of, the Waterfront Ordinance and the Project Ordinances. <br /> <br />Section 9: This Resolution is effective upon its adoption. <br />* * * <br />7.A. - Page 190
