2. Permittee shall pay to City for use of the subject premises the sum of One <br />Thousand Seven Hundred and No /100 Dollars ($1,700.00) per month. <br />3. Permittee shall not construct, or have constructed, or authorize the construction <br />of, any improvements on any of the property which is the subject of this permit without <br />first obtaining the approval of the City. Any such improvements shall not enhance <br />valuation in the event of any eminent domain action related to the subject property. <br />Such valuation shall be made as if the improvements had not been made. These <br />provisions shall apply to any such improvements that are commenced or completed <br />after March 1, 1983, the effective date of the first revocable permit regarding the use of <br />Docktown. <br />4. Any improvements shall be constructed and maintained in conformance with all <br />applicable laws, statutes, ordinances, rules and regulations. <br />5. Any construction or landscaping on the Subject Premises approved by City shall <br />be at the sole cost and expense of Permittee. <br />6. Permittee shall, at its own cost and expense, immediately repair and restore the <br />Subject Premises and improvements thereon to a condition acceptable to City, in <br />conformance with all applicable health, safety and building standards, and shall <br />thereafter and at all times during the term of this permit maintain the Subject Premises, <br />appurtenances and every part thereof in good order, condition, repair and appearance. <br />Upon revocation of this permit, Permittee shall surrender the Subject Premises in good <br />condition, ordinary wear and tear and damage by fire, earthquake, Acts of God, or the <br />elements alone, excepted, and shall promptly remove or cause to be removed at <br />Permittee's expense from the premises any signs, notices and displays placed by <br />Atty /Perm its /2005.018 <br />120105/FXS 2 <br />
