4 <br /> <br /> * State Density Bonus Law requested concession or waiver, or parking ratio <br /> <br />North Main Street Precise Plan Urban Design Guidelines <br />Staff reviewed the project for general conformance with the Urban Design Guidelines <br />and found it to be in substantial conformance with these guidelines. The main entrance <br />is prominent, attractive, street facing, and engages the public with plantings, seat walls, <br />stairs, and a raised seating area. The massing is varied, with a lower height along the <br />frontage and taller height at the rear of the site. The façade provides a base, middle, <br />and cap to reduce the apparent size and massing. Public facing walls are designed with <br />surface relief and design detailing to create an attractive appearance. Exterior materials <br />include stucco wall surface, stucco cornice, precast corbels, fabric awnings, trex and <br />metal railings, and a gabled tile roof. <br /> <br />North Main Street Precise Plan Goals <br />In addition to the Standards and Guidelines, the NMPP has the following key <br />development goals: <br />· Downtown-to-Bayfront Link: This goal recognizes that the North Main Street <br />area can function as a link between the Downtown and development along <br />Redwood Creek north of Highway 101.
