We did receive your appeal Wednesday afternoon. <br /> <br />We will look into all of the points you raised during the City’s analysis of your appeal. However, I wanted to clarify a few <br />key items you discuss in your email below. <br /> <br />1. Correspondence: It is my understanding that the first time that you reached out to the City was to file a public <br />comment. This comment was received on March 6, 2018, the date of the hearing. Since the correspondence was <br />not addressed to me, the project planner, I did not receive it directly. Between scheduled meetings and <br />preparing for the Planning Commission meeting, I did not have an opportunity to respond to your email. At the <br />Planning Commission hearing, the applicant submitted an updated memo from the Geotechnical Engineer <br />(attached and hard copies were made available to the public) responding to the updated plans. The meetings <br />are live‐streamed and video‐recorded for those who are not able to attend. <br />2. Updated plans: The updated plans were posted online prior to the Planning Commission meeting being publicly <br />noticed. You can find project information and project planner info online at <br />www.redwoodcity.org/developmentprojects. Building Height and Parking: The building height concession and parking ratios are allowed pursuant to State <br />Density Bonus Law. Updated FEMA Map: The Federal Emergency Management Agency (FEMA) has prepared updated Flood <br />Insurance Rate Maps (FIRM), which identifies a portion of project area as being within Zone AE which precludes <br />below grade parking for residential development.
