<br />ATTY/RESO.0041/CC RESO DENYING THE APPEAL FOR 353 MAIN STREET <br />REV: 05-14-18 PR <br />Page 21 of 28 <br />Building, Fire, and Planning staff to discuss the inspection process and <br />requirements for construction and site work. The applicant shall arrange for <br />the attendance of the owner, developer, construction manager, contractor, <br />and all subcontractors who are responsible for grading and erosion and <br />sedimentation protection controls. <br /> <br />c. Interior Finishes & Amenities - After sheetrock inspection but prior to <br />installation, contact the Project Planner and Housing Staff to verify, to the <br />City’s satisfaction, that all interior finishes and amenities in the affordable units <br />are equivalent to amenities used in market rate units. <br /> <br />77. Materials Mock-Up – Prior to final foundation inspection, prepare a mock-up that <br />is outdoors, readily accessible, and will remain intact until the project has <br />reached substantial completion. The mock-up should include all project colors and <br />materials, windows for the base and top, balconies, lighting, and architectural <br />details, as well as construction details, such as the weep screed, to understand <br />how the design addresses them. Then schedule a mock-up meeting with the <br />Planning and Building Departments for final review and approval of the project <br />details. Submit an updated colors and materials board or details if any changes are <br />made as a result of the mock- up meeting. [COA][PLANNING] <br /> <br />78. Certification Letters - Prior to final inspection, submit certification letters from <br />the following architects verifying that the project, as constructed, complies with <br />approved plans. After the certification letter has been submitted, the project <br />planner will also confirm substantial compliance with the approved plans during <br />the scheduled final inspection. Project Landscape Architect verifying substantial conformance with the <br />approved landscape plan, including species, size, quantity, and location of <br />the approved trees, shrubs, and groundcover. It shall also verify landscape <br />lighting, fencing, irrigation, and other details as applicable. <br />b. Project Architect verifying substantial conformance with the approved <br />elevations, colors, materials, exterior light fixtures, and architectural details. <br /> <br />79. Construction Management and Staging - Prior to encroachment permit <br />issuance, submit a construction parking management plan, which shall outline <br />the number of construction workers by phase, phase duration, where parking will <br />be located for each phase. Construction parking, material storage, equipment, <br />or other construction- related uses are not allowed within the City right of way <br />without prior approval from the City Engineer. [COA][ENGINEERING] <br /> <br />80. Lane Closures - Traffic control for lane closures shall conform to the Work Area <br />Traffic Control Handbook. Street closures require submission of traffic control <br />plans and approval in advance. [SDR][ENGINEERING] <br /> <br />81.
