Box 391 <br />Redwood City, CA 94064 <br /> <br />RE: Contract Planning and Environmental Services for 439 Fuller Street (Tuscan Towers) <br /> <br />Dear Mr. Jany, <br /> <br />On behalf of MHA Environmental Consulting, Inc., I am pleased to submit this proposal to provide <br />contract planning and environmental services for the City of Redwood City. The intent of the <br />proposed service is to prepare a Precise Plan, manage the project through the development <br />review process, and provide environmental review services for a proposed SO-unit residential <br />project at 439 Fuller Street. All work would be subject to the direction of the Planning Director. <br /> <br />It is our understanding that, at a minimum, the project will require a rezoning (Precise Plan), <br />General Plan text amendment (to exceed a density of 40 units per acre), Architectural Permit, and <br />Initial Study/Mitigated Negative Declaration. <br /> <br />Planning Services and Schedule <br /> <br />Anticipated contract services include the following: <br /> <br />Task 1. Meetings with Staff, Applicant, and Public <br /> <br />MHA will conduct regular meetings with staff to understand the project and City codes and <br />procedures, and to coordinate project review (a maximum of 12 meetings are budgeted). <br />Meetings and other communications are also anticipated with the applicant and the <br />applicant's representatives (a maximum of 6 meetings are budgeted). Meetings and <br />communications with other interested parties, including adjacent property owners, <br />businesses, and neighborhood groups are also included (a maximum of 6 meetings are <br />budgeted). <br /> <br />Task 2. Review of Background Information and Site Visits <br /> <br />MHA will review background project information, including the application, plans, and any <br />support documents prepared by the applicant's team. The City's zoning ordinance and <br />general plan and other related planning and regulatory documents will be evaluated. A <br />minimum of 2 visits to the site are expected. <br /> <br />Task 3. Coordination of Project Review <br /> <br />MHA will coordinate the processing of the permit entitlement requests through the planning <br />process, including meetings outlined in Task 1, as well as: <br /> <br />.
