<br />exhausting remedies against such assignee, subtenant, or successor. landlord <br />may consent to subsequent assignments of the Lease or sublettings or <br /> <br />amendments or modifications to the Lease with assignees of Tenant without <br />notifying Tenant, or any successor Tenant, and without obtaining its or their <br /> <br />consent thereto, and any such actions shall not relieve Tenant of liability under <br /> <br />this lease. <br /> <br />4.2.4 Administrative Fee. If Tenant assigns the lease or sublets <br />the Premises or requests the consent of landlord to any assignment or <br /> <br />subletting, Tenant shall, upon demand, pay landlord an administrative fee of <br />Five Hundred Dollars ($500.00), plus any attorneys' fees reasonably incurred by <br /> <br />Landlord in connection with such act or request. <br /> <br />4.3 <br /> <br />Hazardous Materials. <br /> <br />Tenant shall not transport, use, store, maintain, generate, <br />manufacture, handle, dispose, release, or discharge any "Hazardous Material" <br /> <br />(as defined below) upon or about the Property, nor permit Tenant's employees, <br />agents, contractors, and other occupants of the Premises to engage in such <br /> <br />activities upon or about the Property. However, the foregoing provisions shall not <br />prohibit the transportation to and from, and use, storage, maintenance, and <br /> <br />handling within, the Premises of substances customarily used in offices, <br /> <br />provided: (a) such substances shall be used and <br /> <br />ti{L/ <br />V <br />
