<br />of, the coverage that the other Party may carry; <br /> <br />(d) <br /> <br />be permitted to be carried through a "blanket policy" or <br /> <br />"umbrella" coverage; <br /> <br />(e) <br />($10,000.00); and <br />(f) <br /> <br />have deductibles not greater than Ten Thousand Dollars <br /> <br />be maintained during the entire Term and any renewal term. <br /> <br />5.6 <br /> <br />Evidence of Insurance. <br /> <br />By the Commencement Date and upon each renewal of its <br />insurance policies, Tenant shall give certificates of insurance to Landlord. The <br /> <br />certificate shall <br /> <br />specify amounts, types of coverage, the waiver of subrogation, and evidence of <br />compliance with the insurance criteria listed in Article 5.5 above. The policies <br /> <br />shall be renewed or replaced and maintained by the Party responsible for that <br />policy. <br /> <br />5.7 <br /> <br />Increases in Coverage. <br /> <br />Not less than three (3) years during the Term, Landlord and <br />Tenant shall mutually agree to increases in all of Tenants insurance policy limits <br /> <br />for all insurance to be carried by tenant as set forth in this Article. In the event <br />Landlord and Tenant cannot mutually agree upon the amount of said increases, <br /> <br />then Tenant agrees that all insurance policy limits as set forth in this Article shall <br />be adjusted on the third (3rd) anniversary of the Commencement Date and on <br /> <br />each anniversary thereafter in the same ratio as the Base Rent is increased. <br /> <br />5.8 <br /> <br />Tenant's Indemnity. <br /> <br />Tenant shall indemnify, defend, and hold Landlord harmless from <br />any and all claims and liabilities, including reasonable attorneys' fees, to the <br /> <br />extent that they are for incidents occurring in or about the Premises, the Building, <br /> <br />Iltí <br />
